Flat for rent near Central Jakarta

Hi All,

I and my wife will be moving to Jakarta for an onsite deputation in my project. I will be staying there for at least a year and want to rent a flat. I am looking for 1 bedroom flat with full furnishing. My office would be in central Jakarta, so I would like to stay nearby, preferably in Indian Community. So if you an help me with my queries below I would be very thankful -

1. What is the rent I can expect for 1 bedroom flat with full furnishing in an apartment offering most of the modern amenities ?
2. If I lease a flat for a year, do I need to pay the rent for entire year in one go or do I need to pay the rent monthly ?

I'm a bit minimalist so I'd rent a kos, a sort of mini house usually with a bedroom and sometimes a small living area + tiny kitchen. These tend to be in found in Jakarta's many hidden villages where s rarely venture, but commonly offer simple and cheap accommodation for around Rp1 million/month upward.
Other than that, there are many studio flats available but these are likely to be more expensive.

Rules:
Be close to your office or on a main commuter line / TransJakarta route.

NEVER even look at any places priced in US$ - Apart from the transaction being illegal, these places are commonly rip off jobs aimed at s with no clue about housing prices.

Hi Fredd,

Well using USD not ripped off with newbie. Its just common practice that has been using since long time ago in Indonesia, and most landlord comfort to use USD, and it will be converting anyway to IDR at the end of transaction. Some s given some budget, if they get high budget as of his position at their company surely they will live in nice place not kos 😁

My advice remains.

Anything priced in USD is aimed at s, that leaving the question, Why?

I can think of one possible reason - ripping off s with high priced places.

Perhaps you could suggest other reasons.

Actually, only property agents defend USD pricing - are you an agent?

I own the business. And I renting my properties as well. If someone asked for IDR I just convert it☺️
