Living in a modern low-energy house close to the Havel river

Welcome to your new home, a low-energy house (energy efficiency class B) free of commission. The terraced house with parking space and very low ancillary costs is located at the Haveleck in Berlin-Spandau.

There is a small greenhouse in the front garden.

The first floor consists of a guest toilet with shower, a beautiful room with kitchenette (ideal as a guest room) and a luxurious American-style eat-in kitchen. The expansive fitted kitchen with quartz composite worktops and glass splashback offers plenty of space for you and your guests.

From the eat-in kitchen, two large glass doors lead directly outside onto the garden terrace. From here you can see the fig tree, which is frost-proof and bears 40-80 figs every year, the cherry trees, the grapes and raspberries, the flat peach tree and the tool shed. As the garden runs around the house, it offers many design options. The garden can also be accessed from the rear of the house through a small garden gate at the back of the fence.

The floor on the first floor is fitted with slate-look porcelain stoneware tiles. The kitchen has a steam extractor to the outside.

A wooden staircase leads to the upper floors. There is a storage space under the stairs.

On the second floor there are three bedrooms and a large bathroom with a double washbasin, a shower cubicle made of chinchilla glass and a bathtub. All three rooms have fine real wood parquet flooring (cherry).

Once you reach the top floor, you will see a large, bright and very high room that offers plenty of design options. Next to it is another room, which was previously used as a bedroom. The rooms are fitted with high-quality oak parquet flooring (also real wood).

Another surprisingly large storage space is somewhat hidden away: there is a walk-in storage cupboard above the stairs.

Haveleck is located close to the Siemensstadt technology center and is currently developing into a new center in Spandau. Several supermarkets (Rewe, Netto, Penny), three daycare centers, a bakery, a pharmacy, a citizens' office, doctors and physiotherapists as well as a bus stop are in the immediate vicinity. A park and playground are located within the estate. On the west side, the Havel river is just a few minutes' walk away, on the north side the Hohenzollern Canal, whose riverside path invites you to take a stroll - either to the beautiful Rohrbruchteich pond or over the Saatwinkler Steg to Tegel.

A trip on the passenger ferry from the Havelspitze to the island of Valentinswerder and on to Tegelort is highly recommended.

All rooms in the house are equipped with DSL connection sockets.

All windows are fitted with white, electric shutters made of aluminum (hard-foamed).

All houses in the block are supplied with heat and, if desired, electricity (approx. €65/month) by their own combined heat and power plant. This results in very low costs for electricity and heat.
