Information about immigrating to Botswana

Hi! I'm a photographer who has been trying to relocate to Botswana for years now. I just keep getting closed doors. I want to buy a small wildlife farm and run a small photography/safari business for international visitors.

I'm an Australian Citizen. I am told I cannot buy land or stay in Botswana without a working visa which I cannot get without a job, but to get a job I need a working visa. It seems a bit like an infinity loop to keep people out.

I've tried contacting the immigration officials as well as immigration specialists. They replied that it wasn't likely I'd get in and then ghosted me. There has to be a way?

I'd love advice and suggestions on someone to contact, who to talk to, process to start? Thanks!
