Build Costs / SQ foot for timber homes

Hi

In relation to the above subject, I wonder if anyone can comment on,,,,,,

1) Cost / sq foot range to lock-up stage.
No need to add kitchens,bath rooms and tiling, or anything internal. (i.e. Just to lock-up stage,,,full roof windows, doors, ceiling, electrics),,,,,,so empty inside
2) are there any reputable Timber home builders in Mauritius (is timber for homes commonly used )

Hi,

I don't believe timber is recommended for use as a construction material given the high levels of humidity and tropical/cyclonic conditions that the island experiences. Concrete construction is really the most commonly used, followed by steel.

I would be happy to assist should you require any help with the building design, constructions, etc.

That's quite unfortunate as the home I'm thinking of is built all over northern Queensland, and It's hot and humid there, and cyclones are not unheard of too.

Having said that, do you have an idea of a building range (low to high end) / sq foot for brick and concrete as per my initial query ?

The main reason : TERMITES  ( or carias in Créole)

I grew up as a child  in a colonial timber house  ( ground floor  and one storey on top - built sometimes in the early 1900 ) and experienced quite a few cyclones - broken glass in the enclosed veranda  or some water leaks from leaves backing the gutters. The structure remained intact  during those cyclones - guess it I show it was built.

However it is very expensive to build this type of houses nowadays because the timber has to be imported IIRC

Yes the good old termite, a problem worldwide, and here in Australia too.

There is a way to build, that ensures they never get through

My main issues would be cost/ ft sq, and resale value if buys are not attracted to them

Ignoring timber homes,,,,can anyone tell me the building costs / sq foot for a brick home (range figure)?

Timber is mainly used as cladding for wall finishes.

Hi,

In Mauritius, the metric system of measurement is what is used. 1 SQM is approximately about 10SQF.

While cost per sqm would vary depending on the kind of finish you desire, most typically concrete block construction starts somewhere around MRU 1000/sqm. This would be a basic, no-frills kind of finish.

Naturally, your choice of contractor is also likely to impact the cost in a way.
