Where in Thailand ?

Where in Thailand is it fairly cheap for rent for a 3-4 bedroom house under 24000Baht?  We have 3 kids and would like to be close to something kid activities.
Also is all over thai warm year round or is the northern part cooler?

there are villages that have houses (detached) for rent, heard some in rhamkamheang road heading minburi area prices of 15k up.Bang-na area, too. Townhouses are cheaper could cost less than 10k. I didn't find any link  on the above; however, this may help.

nothern part has better weather and I mean not as "hot" as Bkk.

Anyway, in case you have friends in here they might help you find a good deal   as most of those advertised online are really pricey.

To have a house below 24,000 baht need to be out of the city.  I am living in a bungalow house with 3 bedrooms, 3 toilets, large kitchen, dining room and living room plus a maid room with toilet at the garden.  Garage can park 2 cars.  Its a very quiet housing estate and safe too.  I am in minburi area so if you are looking for such price, you really have to be outside bangkok city like nonthaburi, thonburi, minburi, ranggsit.

You need to drive around as some owners put up signs for house rent.  They do not advertise on web site or papers.  Some housing agent might be able to help but those who can speak english are not interested to do.

Housing agent gets 1/2 month rental commission if you rent 6 months.  1 month rental commission if you rent for 1 year.  They get from house owner.  So if your price is cheap, they are not interested as they like more money.

Forgive me but your initial post is a little vague. If we knew how long you are coming for it might help. Holiday or longer stay?

That said outside of the main tourist hot spots and Bangkok property rentals are very low compared to the West.

There are of course many other things to consider including climate and whether you would like access to the beach to name but a couple.

Perhaps you could supply a little more detail so we can help you in your quest.
