Has anyone who purchased a home in Belize had a home inspection? Also is homeowners insurance typically bought.  We just signed a contract and law firm is asking if we want a home inspection.  Is it like the inspections in the US. Any experiences?

We attempted to have the home we were purchasing inspected, but we might just not have known where to find the right person to do that. The inspection we ended up having, and paid for, was essentially worthless, and nothing like what I would have expected to have performed in the U.S. We do have homeowner's insurance, but I'd guess that it's quite rare among the native population. I'm uncertain how often °µÍø½ûÇøs might take out a policy.

You can have a home inspection however that just isn't a professional trade in Belize at this time.  I've had a few done for clients, one was by a realtor who had that training back in Canada, another was by a person who works in the construction field using a form I prepared, and a 3rd was done by an engineer.  The engineer option might be the most thorough, however they are few and far between and generally have very busy schedules.


As for insurance, I have insurance on my wood building through Atlantic Insurance.  No issues getting it.

I hope the  law firm is representing YOU and not the seller, that is the best way to go. When I bought my Mennonite house in 2016, all I got was blank looks when I asked about an inspection firm.  😊


No problem getting insurance on a home, but the important question is what company pays off best should you need to collect! The answer I got from folks then and still is RF&G Insurance Company has far less hassle and timely should you need to file and collect on a claim.
