Years ago I recorded the district attorney. My father bought wrong, but the title was supposedly clear, taxes were paid, all legal, all fraud. If anyone has been to Nicaragua and knows the people, taking responsibility is not one of their qualities. Since it was a concerted effort by the town to decieve foreigners I was foolish to think someone would honor their word, with or without signature. It was embarrasing that it took 11 years for them to cancel the title and they had me appraise the property and apostille the will and translate it, to have the lawyer steal the paperwork and go on parole (as the US government lets sandinistas into the USA), so I got another apostilled copy, had to pay to trasnlate it, only for them to cancel the title. Apparently I was not generous or friendly enough. They will always make an excuse or change the story and blame you. You aren't wanted and their gueguense culture thing is just two faced "masked" people stealing from you. Its what civilized countries call liars.

Basically she says I'm not Nicaraguan, the town is complete, I'm not wanted. Even if I get a judgement I won't be able to enforce it.  She says don't goto the land someone might get shot and don't go looking for problems with the people. And that the $45,000 is gone and my father's fault. I called her fat.
So they advertise and sell legal papers. Once you buy them everyone comes to get what you have before you get anything they've sold you or paid for.Â
Best advice is to come through and do tourist stuff and see the sights. SPend your money, it's the only thing they want, they smiles and friendships are fake. Treat anyone that wants to sell you property as a criminal and anyone that speaks english or white that sells real estate as a shill.
That's my rant for the day. $500 for an apprasal of the property that came in so high it was ridiculous. $350.000 to $450,000, then they cancelled the title because I guess they really wanted it then. The value of the land is worthless with neighbours like that.
I'm sure some people got their land and their houses and live a happy life, but I was not dealt taught me to not trust other people. Also this person I knew, not a friend, died of maybe an overdose and I don't care. I should care. Before I came to nicaragua I probably would have cared. But people are selfish and best of luck in Nicaragua. sheesh.
