PEB on rental

Hi I am new to this forum and in the process of signing a lease to move to Brussels from the UK. I have just received the PEB cert and have now got cold feet as it appears way below "G". My question is whether this is normal for old flats where the materials can't be proven or whether this is a real polar flat made of paper?

I also can't figure out what energy prices are and there is a lot of conflicting information. Could anyone offer very rough guidance on the cost for gas and electric in a 2 bed flat ? Also there seem to be a number of government subsidies that I do now understand!

Any help would be very much appreciated!

Hi,

The whole PEB thing is a "big Joke".

The agents who deliver those certificates require building owners to provide proof of insulation costs incurred. In 90% of the cases, isolation has indeed taken place, but the evidence is no longer available because 10 years ago no one could have suspected that this system would be introduced. However, the experts do not conduct a destructive investigation to find out the real situation (which would be very simple and cheap by the way) and therefore give the lowest score out of convenience, which is also the worst. So many homes and apartments have a G certificate.

Only new construction less than 5 years old can have a C certificate.

So not really anything to worry about.

Thanks for your response Roger. It reads like I thought might be the case , i.e. can't prove it -assume the worst

I find it hard to correlate it to the UK EPC cert as it seems to be similar but very different at the same time !

Have you any guidance on energy bills or is it very much up in the air at the minute?
