Any information would be appreciated regarding the one years rental agreement required when applying for a pink slip visa.

Is there an official standard rental agreement in Cyprus. If so, do i assume that the rental would have to be through a rental company or could it be through a private landlord.

Are there any issues or requirements i need to look out for within the contract. To make sure it will be acceptable for the visa.

Prior to getting it stamped by the Muhtar & then the tax office.

Whats the usual up front payment in months & deposit.

Every rental agreement is likely to be similar with subtle differences that get agreed between tenant and landlord.  I've had many rental contracts over the last 17 years both here and in malta and have always took the route of anything I didn't like we would chat until agree ment is reached to remove or negotiate a better and amicable clause...  That of course works both ways... Both tenant and landlord have the opportunity to alter or amend the agreement  and only sign it when you both agree to abide by all that is written .. best to get it signed and stamped at tax office ..some landlords might not like that and it's likely to be because of tax fraud.


Your rental agreement can be a private one or through agency.it usually doesn't make any difference .

Usually 12 months minimum.... However I would suggest that you think long and hard about a get out clause should you wish to leave early for whatever reason. Look at the potential of penalty for breaking contract loss of  deposits etc


Normally you will pay a month's rent as deposit and a month's rent in advance but many are now asking for double or treble deposit.


Also don't forget utilities such as water electricity and refuse charges are usually borne by the renter .. some do some dont.  If the bills go in your name then there will be further deposits to be paid to EOA water authority ( water sewage and refuse) and AHK Electricity Authority.


Be wary of any freshly painted areas in your rental as it can be but not always a sign of damp, water ingress or black mould. Check that you have decent water pressure at taps and showers either with a pump or without.



No doubt other members will advise on other stuff they have come across.


Before deciding... visit your selected location and property morning noon and night as the dynamics of an area changes with local resident activity..IE check for barkings dogs and hunter activity....

I would add. Check the sun and consider if it is going to heat the building all afternoon thru the windows. If you like to sit outside check that there is shade at the times you sit out for meals. My house has full sun at the rear late afternoon and is too hot to eat outside and there is no shade other than a lemon tree lol

On the reverse there might be too much shade if that is possible :-)

Check what fuel is used for heating as you might need it in the winter. If there is central heating check it works as getting it fixed once the cold hits will be an issue. Also check the AC units are working and if possible inverter as these use a lot less electricity and if the house is a hot summer one you will probably run the ac a lot. A shaded car port or garage is good if the car would sit all day in the sun.  If the house windows have film on that will help.

Check any appliances you will keep to make sure they work. Check to see who will pay if any of the appliances or ac fail.

By renter I assume you mean the person renting to you.. .long term no...  short term holiday let's yes
