Selling a property in Malta

Hello ex-pats in Malta. I'm pleased I found this connection and hope to make good use of it. I have a property in Qawra, it is a two bedroom apartment, close to the sea. I am just wondering whether this is a good time to be selling it, or wiser to wait another year or two. Any comments would be welcomed.

Advertise it with your expected price and see how it works, in all cases in Malta property doesn't sell easily unless there is a real opportunity, so Maybe if you advertised today u sell it in 2 years as you planned :P

It depends. It's not really a seller's market but at anytime, you can make a good deal. The first thing is, do you want really to sell, do you need to sell quickly, do you want a sale price higher than the real market value. Your apartment is it common or rare. We can't say, yes or no. The more you will list at a reasonable price, if you make a staging to distinguish your property from the others, if you advertise well etc the more it will sell.

You could try and sell it, especially now before summer, or you could rent it out. There is a great surplus of property on the market but there is also an element of luck:) Let me know if you need any help with both.

Such a decision is always subjective, depending on what you plan to do with the cash.

As others have already pointed out on this thread, the property market is sluggish; across most of the globe. However this particularly impacts prospective sellers who bought recently and need quick liquidity to service other payments.

In circumstances where this is not the case, selling now is the right choice if you can sell low, and buy low here or elsewhere. This will translate into lower agency fees, lower notary fees, and reduced tax payments.

So in such a scenario, selling now could actually save you thousands of Euro.

I totally agree, the market of real estate is going down now and sales are low compared to 1/2 years back.
I have friends of mine from Canada who were going to invest 450.000 euros on a sea  front property in Sliema but they changed their mind after the suspension of the Permanent residency scheme, saying Malta is not a secure investment anymore as you don't know what the government may decide tomorrow for non-UE but also for UE residents
This is sad :(

The new Permanent Residency scheme should be out within weeks.

Further to that, please follow this link, published yesterday 22nd. March on The Times of Malta online version:

"...there had been a number of instances where the scheme was incorrectly advertised so that people could become residents of Malta and thus be eligible for the same benefits enjoyed by the Maltese and EU nationals resident in Malta, including health services, which constituted a heavy burden for taxpayers."

Yes I read about it yesterday, the issue is the scheme being suspended since December and there are many speculations around the new rules or filters for new applicants but this may also affect existent Permit holders. I hope this is not going to affect investments in Malta and the economy sphere

Dear All,
Thank you for your advise and tips regarding selling my property in Malta. I found the article in the Times of great help too. I have decided to rent the flat out for a few more months and have a rethink in about a year.
