Hi Myself and my wife are looking at retiring buying a property and relocating to Gois next year, how do you tie in the purchase of the house and the golden visa, as the house cost over over 280000 euros ?

Hi, Welcome :)

Please read this:

(Post #6 - E5. Golden Visa)

You must apply for this type visa at SEF services, following the procedures indicated in their official website:

_____

You may apply for a Residence Permit for Investment, by one of the several routes:

- The purchase of real estate property with a value equal to or above 500 K €;

- The purchase of real estate property, with construction dating back more than 30 years or located in urban regeneration areas, for refurbishing, for a total value equal to or above 350 K €;

(...)

I don't know if amount you have mentioned here is below/over (?) those values to qualify you for this type of visa.

Thank you for this information

If you are retiring in Portugal ie becoming a permanent resident - consider normal emigration - same paperwork as the GV and a lot cheaper. The GV is really more suited for an 'escape' place. ie somewhere to go to in an emergency situation

I don't see the Golden Visa in that way, nor do the Portuguese authorities who have established it...

Some applicants for this visa may have your perception... But it cannot be generalised, as you have just done here.

It is not a perception - but I understand your position - there is a lot of vested interests behind the GV and need to be careful not to stamp on some people's toes.  Only exceptionally would I recommend the GV, but in the poster's concrete case, I would suggest that the GV, at least on the information posted, is not the appropriate way to go - he should at a minimum consider the alternatives.
