What you might want to do is create an alert in the housing section. That way you will be alerted when information comes in about that area.

Have you visited here ? Hands on is often the best way to search or look at property in Mexico. Also that is a good way to get a sense about who seems reliable. Yes that is more work, but the information obtained is invaluable.

The local facebook groups are really active with realtors who do know a lot about the area. It may be helpful to look at the Puerto Morelos fb group to get some leads. We just moved to Playa del Carmen in May. We got an Airbnb for 2 weeks and looked at real estate once we arrived. Places are going fast these days, so waiting until you arrive to actually find a place is definitely the way to go.
