Building costs. SCIP SYSTEM.
Hello everyone!
Im in Puerto Lopez, Manabi 90min south Manta, 90min North Salinas.
Im looking for a builder who can build a house using scip panels (hormi2/panecons/M2) system.
I was told that the construction material (everything) need to be bring in from Manta or Guayaquil (someone told me that he brings everything from Cuenca), because there is not big hardware store in town.
So, I think that increases the cost of building by sf.
I will like to read experiences, opinions, suggestions on those panels and also about building using blocks or bricks.
What kind of insulation is available in Ecuador, where to find it.

I know about hormi2, Mutualista Pichincha, Panecosn, Mobusa.
Here is the thing: Cant find someone who can build using those panels. I have call those companies and thy ask me for a plan made in autocad.
So, cant find prices, cant find a builder.
maybe you have heard of someone?
I have little to no experience with much of anything in Ecuador (except that I know Spanish). I would recommend that you ask each of those companies for contractor contacts — surely they have regular customers who build with their panel systems.
Cursor that is what I thought how could a manufacturer be so bad as to not have available builders who are reliable to build their product in every area....please tell me Maria Pia they are not that disorganized? It is shocking is its like them not be able to make enough panels and delivery them???
cursor your become very helpful and practical bravo keep it up I am impressed quite a help...I hope that Maria Pia progressive idea of building with these enviormental earth-quack panels don't bite her back...some times I think progressive ideas end up to progressive. I don't know if Ecuador is ready for them they have trouble finding the job some times. They work hard but there are a lot of issues with something new like this.
Frankly, I'm impressed with building & thermal efficiencies offered by panelized systems. (Certainly the sound isolation properties are marvelous.) As a matter of fact, my wife and I are currently planning to build a small home on the beach here in southern California that will use a similar panelized product.

The only thing I know about building in Ecuador was on the "Building Supplies and Stuff" thread and it sounds to me like Maria Pia would have to import not only the materials but contractor and labor. The building site would also have to be assessed .by someone who wasn't just looking to make a buck.
I have found (by speaking to builders) that they want me to buy their labor/product, so they are not telling the full truth about any building system. Block, bricks or panels.
I dont know if you guys are familiar to the "piedra pomez block" the contractor told me they are good, strong, and they dont get hot under the sun light. I knew that is not true. I told him that they get hot under sun light.
I dont know if is just different opinions about temperature or what.
I went to Guayaquil where people is using those panels but guess what..? The contractor is not in the construction place, even he does not show up in weeks. Maybe he goes for an hour or so. The people working building the homes, does not give info about anything. I dont know why, seems like prices/ qualty are top secret.
I talk to my daddy and he explain to me about bricks and blocs, the quality, the difference between one another etc, wich Im so glad my daddy has that experience. Just, I need to be up date on quoting and opinions about the scip.
The acces to my place, is not really difficult. 4x4 truck can do it easy, even in heavy rain.
I did not find that info at the post Building supplies and stuff, so I decided to ask in a new post.
I have call the panels supplier and they dont call back, dont replay emails, wich Im amazed. Even architects, they dont call back, I have to insist so many times to make them send me an email. Its amazing! How come someone could be that lazy?

I am a fan of the scip construction. You are intelligent, and understand how things work. If you can not find any contractors/builders in Ecuador who have built with these materials, and who can show you some of their buildings/homes/projects, then be very careful. If done by inexperienced or unqualified people you will essentially have a wasted structure that you have spent money on.

Don't be amazed about the way North Americans operate. Could be lazy, busy, bankrupt, or just not taking a SA woman seriously and it sounds like that is also true right there in EC (probably even more so). My advice like others is be careful. Do you have time to look around and see how others (the owners) have built (or had built for them) and talk to them about what works and problems they have had. I've never been to PL but from what I read very different than US coastal towns. I don't know if you can translate "gut instinct" but it's something you should trust.
"Gut feeling" = "presentimiento", or "instinto visceral"
When you do finally find contractors that you feel are sufficiently skilled with the SCIP construction method, don't neglect to require that they provide you with a number of customer references ... then make sure that you follow up with those customers.

I have seems houses and projects using those panels. I have talk with a constructor.
After 1 month dealing in several things with him I decided go take a second look at his project and the house that I saw in building process was stop. In the same condition/status that I saw it the first time. I ask the crew what was going on, they said the boss told them to start working on other house,
Next time that I saw the contractor I asked him, why the house is not ready to go. He said they will finish it in 2 weeks.
He did not reply.
I ask: Do you have stock for those panels?
He said: well, no now.
Why dont you buy more panels from another someone/manufacturer?
He did not reply.
Do you have a exclusive contract to specific manufacturer?
He said: no, no no!!
Next time when I saw him he said: I have to tell you something. I have sign a contract to Mobus in Manta and I cant use any other panels but from them.
I said; I dont want to be in that position for my house. If the manufacturer cant have stock, I want to buy from anyone that I want, that also could be cheaper.
Im glad that guy was honest (at the end) but it makes me wonder and feel that cant trust. I have to double check anything that Im told.
If anyone knows about someone reliable, please let me know. I will like to talk to more contractors/builders.

Hey ... I'm totally unfamiliar with how contractors and suppliers in Ecuador behave ... or misbehave. If you're going to import serious technology (as is the case with SCIPs), you might as well connect with honest folks who can deliver what they promise (vs. local contractors who don't hesitate to lie or mislead).

I want to build a 140m2/1506sf 1 story plus two small studio apts 40-50m2/430-540sf 1 story.
My piece of land is located on the hill, about 250 hgh. I want to take advantage of the view and wind that I have.
Now, Im considering to import the scip panels, wich in Chile are call 3D Panel. But I have to think on taxes and customs, etc So, I will prefer a builder in Ecuador.
Im amazed that those manufacturer cant provide names, people who had work with them.
Mutualista Pichincha for example, they just replay my "twit" saying that they dont have any body around the ecuadorian coastal.
Now Im thinking something: why the prices or names of builders or samples are keep as a top secret?
I now that companies are using those panels in projects, they are bulding a lot in Guayaquil. The panels are cheap? So cheap that can be a big boom in construction? And they want to be the only one who can do certain job or provide the material? They want the people buying only fron them by credit so they can have big profit?
Or, are bad quality? (Wich I dont hink so)

Maria, why do you want to use SCIPs? The weather is so mild you don't need the insulation, you can get all the strength you need with block or brick, and SCIPs are uncommon and expensive in Ecuador. You're planning a one story, 1500 square foot house, right? I'd be surprised if you couldn't build a house twice as big, twice as fast, twice as fancy for the same price using local building methods.

I will like to build with those panels because Im on the hill. Im told that is the higher hill in Puerto Lopez, so I will have a lot of sun ligth (will be hot) and wind.
Blocks get hot under sun light, so using those will be necesary to use something for insolation.

2 bedrooms.
MasterBed with full bath and walk in closet
Masterbath has tub, videt, 2 sinks, toilet, shower
Guess Bed with closet.
1 full bath next to the living room, close to the guess bed
2 Poches 1 in the back 1 in the front.
Laundry room (in the back side)
Garaje for 1 big car + motorcycle+ tool room (in the back side)
Kitchen
Breakfast room next to the kitchen
Kitchen, breakfast room and masterbed in front, so I have the view. Those areas has slides doors, so I can go to the porche and have hammocks or table.
2 studio apts 50sf 1 bed, 1 bath, ktchen.
Also, I want a structure that is strong enough to do a second story in the future.

Maria you can design the house properly using simple concrete block, and rebar so that the heat isn't a problem. Simply placing windows for cross ventilation, and using things such as window awnings, and designing a roof with enough over hang to keep the sun from baking the house should be more than sufficient. There are other things one can do as well, but hopefully you get the gist of things. Properly planning, and designing a house for proper ventilation, and shade should eliminate your concern of having a hot home.

The contractor told me that $350 x sm using panels or using block/bricks. He said will cost the same.
Anybody has experience building in Ecuador? Maybe someone knows about prices?
what I want to do is hire a contractor who can do a turn key job.
If I hired the workers by myself I have to register a contract for each of them in the labor office and the insurance office. I have to disccount money from their salary every month. That is alot of paperwork and no one can do it for me. This gov is taking care the people and is not allowing people working with out insurance.

The place where my lote is located is konw as "La Loma de los Vientos" , the street has no name.
The hill is located at the "Ruta del Spondylus" also known as "Ruta del Sol" wich is the coastal high way.
