Ciao!

What has been anyone's experience with obtaining a mortgage in Italy as a US citizen? Either with  or without residency?

I've heard stories some okay and some incredibly difficult.  Curious to hear from the forum. Grazie!

As a non resident it would be virtually impossible to get a mortgage as a foreigner.  Even for foreign residents it's not easy - you will have to supply a mountain of paperwork - ten years of pay slips etc, all translated into Italian.  Plus Italian banks are very picky about what they will lend money on.  A crumbling pile in the countryside is about the bottom of the list of desirable loans.  There are a couple of companies which say they are specialised in that sort of thing, but for ordinary Italian lenders it would be very hard going.

Thanks for that reply although not what I was hoping for! Would love any other perspectives or experiences that are out there!  I'm hoping to not have to take a HELOC or at least get permission for residency and try that way! Grazie!
