Quick question- How long to complete property

and if so I haven't even started working on it, it's a big mass and requires a lot of expenses and time.

No, just a general question. I thought it went into a general section. Its just that I would want to be in a property to start work on it by summer, as it would be slower in the cold months.

No, we havent found one yet. We are planning a visit soon and are working out what areas suit us in regard to climate and price too.

Dont want to rush into anything but do feel we need to get out of UK asap.

I do understand your frustrations, it is like my situation ASAP.

we are only 2% Christians and we are the minority.

In January it takes longer - the cadasters are closed for updating records. Apart from that, it depends on how many owners the property currently has and whether they all agree to the sale - and are even traceable.


You need EVERYTHING to be checked and double-checked so don't cut any corners, however impatient you might be - and however many other "prospective buyers" are supposedly ready to put their cash on the table. If anything gets screwed up - by the notary, lawyer or broker - it'll be YOU who gets to pay to have it fixed, if it can be fixed..

Sounds similar to France. Is it because all the family have to agree to the sale? We didnt have a bad experience there, but knew that if one family member would not sign then you were stuffed.

It's exactly the same as in France


The problem is that if one of the primary heirs has died, their portion may have passed to their heirs without them even knowing that they'd inherited something....it can get very silly very quickly! We're currently wading our way through a rather ridiculous situation, caused primarily by the negligence of two, supposedly expert, lawyers. Unfortunately, there's no comeback for professional negligence/incompetence in Bulgaria, so the client just has to suck it up - and fork out for the pleasure..

Dunno if this helps, Bulgaria direct dot bg, they own all their advertised properties outright themselves to avoid the family and heir issues. Free and clear titles. They can help with lawyer and do POA to transfer, which can speed the process up. Most of what they have listed is usually sold or pending but if you email your requirements they are very helpful. From the experiences of others who have bought with them, they have proven to be very reliable and trustworthy. You might complete in 1-3 weeks depending on arrangements.

Even if you're using a lawyer and a POA you absolutely must read the contract in the original Bulgarian (use one of the AI Chat apps to translate it for you if you need to). It's quite common for lawyers to slip up, especially since they usually just cut and paste from standard boilerplate contracts. Never forget that you have basically no comeback on the lawyer/notary if the contract/notary deed is incorrect in any way - in law, the person signing a contract with a POA from you IS 聆棗喝.泭


If there are any errors, the best-case scenario is that you get to pay for any changes - worse-case scenarios include having to find the seller and persuade/bribe them to come to the notary to re-do the Notary Act. The Absolute Worst-case Scenarios don't bear thinking about but involve losing your property and your money. Don't ever think that the worse can't happen (or even that you know what "the worse" could be) - there would be no need for lawyers and courts in any country if that were true....

If Sean is buying with Bulgaria Direct he should be okay. In my experience they do things properly, because their reputation depends on it. They seem to have found the right balance between excellent customer care and making a profit. I am pretty sure if they made a mistake, they would sort it out.


I still checked the contract three times before signing anything!

Yes, I tried purchasing with them last year on pay monthly deal. Relationship with gf fell apart, unfaithfulness as well as spending all our savings so I had to let the deal go after making 2-3 payment.. obviously the agreement is no recourse. BUT Dani said to me if I come back to them again they'd discount the next deal, and in fairness they have been true to their word with a very significant discount and a lot of help from the team.


Of course triple check the Bulgarian on contracts with the app. Anyone can make a mistake on paperwork.


As for trusting bg direct. I've offered to pay in full already and they don't even want the money until I've viewed, despite accepting the property regardless of faults, repairs and its difficulty for delivery drivers to find.


Don't get that level of honesty and commitment from many companies anywhere in the world.

I'm sorry things didn't work out last year, Sean. It's great that Bulgaria Direct is offering you the support and wise advice they are. Danislava is a most excellent person to deal with, and Damiano, the owner of the company, seems a good guy, too.


Is this the barn conversion with the very old house in Vidin region? You're a brave man if so! That looks to have huge potential, and a huge amount of work needed, too!

Once all sorted will share pics and wotnot. Was considering doing videos of the restoration like others have done but not sure I want to be YouTube famous

Yes, I bought with them, our place is in the north-east. Unfortunately various issues meant I needed to stay in the UK to support family members and kept me from going as often as I hoped last year, so progress fixing the place up is slow. I'm hoping to get far more done this year!

Not my choice to wait, circumstances forced it on me. One thing after another went wrong here and I couldn't leave hubby. Then we both got Covid!


And ha, didn't the time of the 10 leva a day labourer pass at least ten years ago?

Can relate totally Jane. My dad had a stroke in September left him with brain damage. I been caring for him ever since and he refuses to keep up to date with doctors and meds. It's tough coz you gota put priorities first and still figure a plan to do great things for the future.


Hope you get out and make good of it. They'll always be something to cause a road block and health is the worst. Just have to jump those barriers somehow

Just to bring the discussion back on track: we signed a preliminary contract on a new property yesterday - not the easiest transaction since there are 7 owners. Starting from scratch, ie the owners will begin compiling the skitsa and other documentation today, with the final Notary Act scheduled for the 21st of next month, ie in three weeks. I anticipate all will be ready on time, since there's the usual penalty clause in the contract of double the deposit we paid if it isn't...

Jean, unless one of you is an EU citizen I think you'd need to allow a few days extra for your company formation, too. I paid the agent to help with mine and it was all done in two days. I think that might be the first necessary step, as the company owns the property, not you as a private person. The notary wouldn't be able to start drawing up the paperwork without the company details, as far as I know.

My point was more that it can take as long, or as short, a time as suits you, the purchaser, if you get the seller(s) to sign a preliminary contract with a timescale that suits you (obviously within reason). Of course, it IS a two-edged sword, as you stand to lose your deposit if things go pear-shaped at your end..

No, we are both UK. We will get help if we go ahead but will see how the visit goes. We would still like to check Portugal out before deciding.

Yes. We both wanted Thailand as we love the Thailand mountains but you always need a hell of a lot of money to deposit in the bank. Same with Greece. I can read snd speak some Greek, and we love it in the non tourist areas. If my husband hadnt been disabled with his back through his work as an electrician we would not have had to use so much of our savings but hey ho life throws you some curves.
