It takes time and effort but I approached a few long term rental agencies. Tips:


  1. Search Barazaki - where estate agents advertise
  2. Anna - Gateway Homes
  3. Syrine - Avland Property


Be flexible about viewing times. Remember distances to your needs is important.

Can anyone tell me why more than one deposit is required on a rental property?

Try chestertons dot cy dot com. They are in Paphos and I used them. I found Savvas and Nastia very helpful.

Be wary of property transactions here as there have been some recent issues😬

dodgy lawyers and landlords wanting money and especially if they ask for cash only!

There are some good private landlords who rent via Bazaraki/facebook for less money but you do not know if they are legit. Unfortunately its probably better to stick the the larger established agents like Chesterton Westcoast etc and pay a bit more. You must get a written rental agreement signed by all participants . Check for any extra costs like pool or garden maintenance that might not be included in the rent. Then visit and examine carefully each property for cracks, mold flacking paint etc.

Double and sometimes treble deposits are sometimes demanded as a result of bad experiences.ie bad tenants not paying rents or bills, and property damages. Think about it one deposit would not cover a damaged sofa and or an unpaid elec bill. Sometimes tenants dont pay the last rent and thinking they can do so in lieu of rent...Many contracts now clearly state that this practice is not allowed in the terms.

Winter time is a good time to inspect property as it will show signs of dampness black mould etc... be suspicious of freshnpaintbin.lower walls and round corners and window and patio doors etc


Many people are surprised at how cold and damp Cyprus properties get during winter as properties are often not built to deal with it and protect against it.  Gas fires are notorious here for producing water vapour whilst heating homes and lack of adequate ventilation resulting in black damp patches

No ..as most rental contracts are usually editted to include what the tenant wants and the landlord wants and somewhere in between both parties meet. And agree... If no agreement can be reached ...honestly walk away.......


I have had 4 rental contracts here and 4 in Malta and each one was different... and modified to my liking....That's not to say there isn't a level of commonality there is but.....



There are however rental contract templates on line have a look at them see which suits you and compare to the one you get at the time of seeking a rental....  Or take the bits that are beneficial to you as a tenant and those that concern you as might be problematic then negotiate round them ...a decent landlord will usually compromise .. TBH  Ive not had a bad landlord and always question challenge and negotiate on things that ive not been happy with...good luck..


Once you've got what you think is a reasonable contract don't sign it until you have another viewing of it by someone in the business.  Further don't sign it if you are not willing to abide by every word of it...
